Questions and answers

What people ask us most about AC cleaning, maintenance and indoor air in Dubai. If your question isn't here, call or message us and a technician will answer it.

Booking and general

Is AC cleaning really necessary in Dubai?

Yes. Air conditioning in Dubai runs for most of the year and pulls in fine sand and dust every day. Filters catch some of it, but the rest settles on coils, fans and inside the ducts, where it mixes with condensation and feeds mould. Regular cleaning keeps the air in your rooms cleaner, keeps the system cooling properly and stops small faults turning into breakdowns in July.

What happens if my AC is never serviced?

Dirty filters and coils restrict airflow, so the unit runs longer to reach the same temperature and your electricity use rises. Drains block and start to leak, coils can freeze, and mould inside the unit gives the air a musty smell. Over time the compressor works under strain, which is the most common route to an expensive repair or a replacement.

How often should my AC be serviced?

For most homes, a service every three to four months works well, with one visit timed before the summer heat. Ducts usually need cleaning every two to three years, sooner after renovation work, if you have pets, or if anyone in the home has allergies or asthma. Offices, clinics and restaurants need more frequent visits because more people share the air.

Will duct cleaning make a mess in my home?

No. We cover furniture and floors near each grille, seal the vents we are not working on, and run a negative-air machine that pulls loosened dust into a filtered collector instead of letting it into your rooms. We clean up as we go and leave every room as we found it.

Do I need my ducts cleaned if my home is new?

Often, yes. Construction leaves gypsum dust, sawdust and debris inside new ductwork, and that is blown into the rooms as soon as the AC is switched on. A clean before you move in, or soon after, is one of the most worthwhile times to do it.

Is the inspection really free?

Yes. A technician visits, checks your units, ducts and drains, shows you photos of what they find and gives you a written quote. There is no charge for the visit and no obligation to book the work.

Are your products safe for children and pets?

We use disinfectants and cleaning products approved for use in Dubai and apply them according to the manufacturer's instructions. Our technicians tell you how long to keep rooms clear after a disinfection treatment, which is usually a short time, and ventilate the space before you return.

Which areas of Dubai do you cover?

We are based in Ras Al Khor Industrial Area and work across Dubai every day, from Deira and Downtown to Dubai Marina, Palm Jumeirah, Arabian Ranches, Dubai Hills and Jebel Ali. If you are unsure whether we cover your community, call or message us and we will confirm.

AC Duct Cleaning

How long does AC duct cleaning take?

Most apartments are finished within a few hours, while larger villas and offices can take a full day. The time depends on the number of grilles, the length of the duct runs and how easy the ceiling access is. We give you an estimate during the free inspection so you can plan around it, and we work area by area to limit disruption.

Will duct cleaning make a mess in my home?

No. Before we start, we seal the grilles and cover floors and furniture in the work areas. The negative-air machine keeps the ducts under suction, so loosened dust is drawn into the HEPA-filtered collector rather than blown into your rooms. When the job is done, we remove the coverings and tidy up, leaving the space as we found it.

Can duct cleaning help with allergies?

Dirty ducts can circulate dust, sand particles and mould spores every time the AC runs, which can irritate people with allergies or asthma. Cleaning removes that store of debris, so less dust settles on surfaces and musty smells fade. We cannot promise a medical outcome, but combining duct cleaning with regular filter changes and an AC unit clean gives you the cleanest possible air path.

Do I need to leave the property during the clean?

Usually not. Most residents stay at home while we work, because we clean one area at a time and keep the system under suction throughout. After the anti-fungal treatment, we tell you how long to ventilate the room before normal use. Anyone with a serious respiratory condition may prefer to step out during the noisiest part of the job.

AC Maintenance Contracts

What is an AC maintenance contract?

An AC maintenance contract, often called an AMC, is an agreement for planned servicing of your air conditioning over a year. Instead of booking a technician each time, you get scheduled preventive visits, priority call-outs when something fails and a written record of all work. It suits homeowners who would rather not think about the AC and property managers who need consistent, documented upkeep.

How often should an AC be serviced in Dubai?

Because units here run most of the year in heat, dust and humidity, a single service a year is rarely enough. Filters and drains in particular need regular attention. Busy commercial sites and older systems need more frequent visits than a newer apartment. During the free site survey, we look at your units and recommend a schedule that matches how hard your system works.

What do I receive after each visit?

You receive a service log listing every unit we worked on, what was cleaned or replaced, refrigerant pressure and temperature readings, and any faults or worn parts we found. Landlords and facility managers can keep these logs as a maintenance history for each property. If we recommend a repair, we explain why and give you a quote before any extra work goes ahead.

Is a maintenance contract worth it for a newer AC?

Yes. New systems still collect dust and sand, and drain lines can block within months in humid weather. Regular servicing keeps a new unit running as designed, and some manufacturer warranties ask for evidence of regular maintenance, which the service log provides. Starting early also gives you a complete service history, which is useful if you later sell or let the property.

AC Deep Cleaning

How long does an AC deep clean take?

A single wall-mounted split unit typically takes a couple of hours, including the outdoor condenser. Concealed ducted units and cassettes take longer because of the ceiling access and the size of their coils. For a full villa or office, we plan the work unit by unit so some rooms stay cool while others are being cleaned. We confirm timings at the free inspection.

How often should I deep clean my AC in Dubai?

It depends on how much the unit runs and how dusty or humid the location is. A unit running most of the year near the coast or a building site needs deep cleaning more often than a lightly used one. A musty smell, weak airflow or a dripping indoor unit are clear signs it is due. If you are unsure, our free inspection will tell you.

Is a deep clean the same as AC duct cleaning?

No. A deep clean deals with the AC unit itself: the coil, blower wheel, drain pan and condenser. Duct cleaning deals with the ductwork that carries air from a ducted unit to each room. In a ducted system, both matter. A clean unit pushing air through dusty ducts will still spread dirt, so we often recommend doing both in the same visit.

Will you need to take the indoor unit off the wall?

Usually not. Most split units can be cleaned thoroughly on the wall by removing the covers, louvres and drain pan, then cleaning the blower wheel in place or after taking it out. Full removal is only needed in unusual cases, such as heavy mould deep inside the casing. If we think it is necessary, we explain why and agree it with you first.

Bio Disinfection

Is bio disinfection safe for children and pets?

Yes, when it is done correctly. We use Dubai Municipality-approved disinfectants and ask that children and pets stay out of the treated area during application and until the re-entry time we give you. Once the space has been ventilated, normal use can resume. If anyone in the household has allergies or a respiratory condition, tell us beforehand and we will plan around it.

How long before we can go back into the room?

Re-entry time depends on the product used, the size of the space and how well it can be ventilated. We confirm it before we start and again before we leave, so you can plan your day. In a typical home, it is a matter of hours rather than days. Open the windows or run the fresh-air supply once the time has passed.

Does disinfection replace AC cleaning?

No. Disinfectant works best on clean surfaces. If a coil or drain pan is coated in dust and slime, the product cannot reach the microbes underneath, and smells soon return. For a dirty system, we recommend an AC deep clean or duct clean first, followed by disinfection. On a well-maintained system, disinfection on its own can be a useful hygiene step.

Can you disinfect a property before we move in?

Yes, and an empty property is the easiest time to do it. We treat the AC units, grilles and every room before your furniture arrives, when every surface is easy to reach. Landlords also book disinfection between tenancies so the next occupant starts in a hygienic home. Combining it with an AC deep clean gives the most thorough result.

Chiller Repair

Which types of chillers do you work on?

We service and repair both air-cooled and water-cooled chillers, along with the cooling towers, air handling units and fresh-air handling units that make up the wider plant. During the site assessment, we review the make, model and age of your equipment and confirm the scope of work before anything begins, so your facility team knows exactly what to expect.

Do you offer emergency chiller repair?

Yes. Chiller breakdowns are treated as urgent, and we aim to attend same-day where possible. Our first job is to make the plant safe and restore as much cooling as we can. If parts are needed, we explain the options and the likely timeline clearly. Sites on a maintenance contract with us are prioritised for call-outs.

How often should a chiller be serviced?

It depends on running hours, load and the condition of the plant. Busy commercial chillers in Dubai need routine checks throughout the year, with tube cleaning and deeper inspections scheduled for periods of lower demand. Manufacturer guidance also sets out service tasks for each model. We combine both with your operating logs to build a maintenance plan that fits your building.

Can better maintenance reduce chiller running costs?

Yes. Fouled tubes, dirty condenser coils and an incorrect refrigerant charge all force compressors to work harder for the same cooling. Correcting them lowers power draw and reduces wear. For bigger gains, we can review the whole plant, including setpoints, sequencing and variable frequency drives, as part of our energy saving service. Results depend on the condition and design of your system.

Water Tank & Steam Cleaning

How long does water tank cleaning take?

Most villa rooftop tanks are done within a few hours, including draining, sludge removal, scrubbing, disinfection and refilling. Larger underground tanks in residential and commercial buildings take longer and are scheduled to keep disruption to occupants low. The water supply from the tank is interrupted during the job, so we agree a convenient time with you in advance.

Do I need to be at home during tank cleaning?

Not necessarily, as long as we have safe access to the tank and the supply valves. You may want to be there at the start so we can show you the condition of the tank before we clean it. It is also worth filling a few containers with water for drinking and cooking until the tank has been refilled.

Is steam cleaning safe for all fabrics?

Steam suits most upholstery, mattresses and carpets, but some delicate fabrics, leather and certain finishes do not tolerate heat or moisture well. We check the care labels and test a hidden area first. If an item is not suitable for steam, we tell you before we start rather than risk damage, and suggest a gentler way to clean it.

Can I book tank cleaning and steam cleaning together?

Yes. We can plan both in the same visit, so you only need to arrange one appointment. It is a sensible combination when moving into a villa, as the tank and the soft furnishings are both unknown quantities. Tell us what you need when you book the free inspection, and we will plan the work and timing around your home.

Energy Saving

How much can I save on my DEWA bill?

It depends on the condition of your system and how the property is used. A home with dirty coils, leaking ducts and no scheduling has far more room for improvement than a well-maintained one. We do not quote a percentage before seeing your system. After the audit, we explain which measures are likely to make the biggest difference to your bills, and why.

What happens during an HVAC energy audit?

We inspect your indoor and outdoor units, ductwork, insulation and controls, check filters and coils, and measure supply air temperatures and airflow. We also look at how and when the property is used, and review recent DEWA bills if you share them. You then receive a list of findings in plain language, ranked from quick fixes to larger upgrades.

Are smart thermostats worth it in Dubai?

For many properties, yes. They are most useful where rooms or whole homes sit empty for part of the day, or where several people keep changing the settings. Schedules, setpoint limits and remote control stop cooling being wasted. They work best on a clean, well-maintained system, so we check compatibility and condition before recommending one.

Do you optimise chiller plants in commercial buildings?

Yes. For buildings with central chillers, we review sequencing, chilled and condenser water temperatures, tube condition, cooling tower performance and fan and pump speeds. Measures such as raising chilled water setpoints where comfort allows, or adding variable frequency drives, can reduce energy use. We present our findings to the facility team with clear reasoning before any changes are made.

Not sure what your system needs?

A technician will inspect your AC units and ducts, show you what they find and give you a written quote. The inspection is free and there's no obligation.
