AC Deep Cleaning in Dubai

A filter wash only cleans what you can see. Behind it, the cooling coil, blower wheel and drain pan collect a sticky mix of dust, grease and mould that weakens airflow and causes smells. Our deep clean takes the unit apart, cleans every internal part and puts it back together so it cools properly again.

What's included

  • Split, ducted, concealed FCU, cassette and window units
  • Careful dismantling of covers, filters and louvres
  • Evaporator coil cleaning with a coil-safe cleaner
  • Blower wheel cleaning to restore full airflow
  • Drain pan scrubbing and condensate line flushing
  • Mould removal from internal surfaces
  • Outdoor condenser wash to clear sand and dust
  • Reassembly, leak check and cooling test

Signs your AC needs a deep clean

  • A sour or musty smell when the unit starts
  • Black specks blowing out of the vents
  • Water dripping from the indoor unit
  • Weak airflow even with a clean filter
  • Rooms take much longer to cool than they used to
  • Visible mould on the louvres or blower wheel

How we do it

Every job is supervised by a team leader and finished with a report you can keep.

  1. Check and protect

We test the unit, note any faults, switch off the power and cover the wall, floor and furniture around it.

  2. Dismantle

Covers, filters and louvres come off, and the blower wheel and drain pan are removed where the design allows.

  3. Clean the internals

The coil, blower wheel and drain pan are cleaned with suitable products and rinsed, and mould is removed from every surface we can reach.

  4. Flush and wash

We flush the condensate line to clear slime and blockages, then wash the outdoor condenser coil.

  5. Reassemble and test

The unit is rebuilt, checked for leaks and run until it cools properly before we leave.

What a deep clean removes that a service misses

A routine service usually means washing the filter and wiping the front panel. That helps, but the parts that matter most sit behind the filter. The evaporator coil traps the fine dust that slips through, and once it is damp from condensation, that dust turns into a sticky layer. Air struggles to pass through it, so the fan works harder and the room cools more slowly.

The blower wheel is the next problem. Its curved blades collect a coating of dirt that unbalances the wheel and reduces the volume of air it can move. Below the coil, the drain pan holds standing water that grows slime and mould. If the drain line blocks, water overflows onto the wall or ceiling. A deep clean reaches all of these parts, not just the filter.

Every type of AC unit in Dubai homes and offices

Dubai properties use a wide mix of systems. Many apartments and villas have wall-mounted split units, while newer towers and larger villas often use ducted or concealed fan coil units hidden above false ceilings. Offices and shops favour ceiling cassettes, and some older buildings still run window units. Each design hides its dirt in different places and needs its own approach to dismantling and cleaning.

Our technicians work on all of them. For concealed units, we open the ceiling access panel and clean the coil, blower and drain pan in place. For cassettes, we drop the fascia and remove the drain pan where the design allows. Whatever the system, we wash the outdoor condenser too, because a sand-clogged condenser undoes much of the good work done indoors.

Mould, humidity and why smells come back

Coastal humidity means AC coils in Dubai stay wet for long periods. Dust on a wet coil is a perfect home for mould and bacteria, which is where most musty smells come from. Spraying air freshener or a can of foam cleaner into the vents masks the smell for a few days, but the growth stays on the coil and in the drain pan, and the smell soon returns.

A proper deep clean removes the growth physically, then flushes the drain so water can leave the unit freely. If the smell is strong, or someone in the household has been unwell, we can add bio disinfection after the clean for an extra layer of treatment. Keeping filters clean afterwards and booking regular servicing slows the return of mould considerably.

More questions and answers
How long does an AC deep clean take?

A single wall-mounted split unit typically takes a couple of hours, including the outdoor condenser. Concealed ducted units and cassettes take longer because of the ceiling access and the size of their coils. For a full villa or office, we plan the work unit by unit so some rooms stay cool while others are being cleaned. We confirm timings at the free inspection.

How often should I deep clean my AC in Dubai?

It depends on how much the unit runs and how dusty or humid the location is. A unit running most of the year near the coast or a building site needs deep cleaning more often than a lightly used one. A musty smell, weak airflow or a dripping indoor unit are clear signs it is due. If you are unsure, our free inspection will tell you.

Is a deep clean the same as AC duct cleaning?

No. A deep clean deals with the AC unit itself: the coil, blower wheel, drain pan and condenser. Duct cleaning deals with the ductwork that carries air from a ducted unit to each room. In a ducted system, both matter. A clean unit pushing air through dusty ducts will still spread dirt, so we often recommend doing both in the same visit.

Will you need to take the indoor unit off the wall?

Usually not. Most split units can be cleaned thoroughly on the wall by removing the covers, louvres and drain pan, then cleaning the blower wheel in place or after taking it out. Full removal is only needed in unusual cases, such as heavy mould deep inside the casing. If we think it is necessary, we explain why and agree it with you first.

Not sure what your system needs?

A technician will inspect your AC units and ducts, show you what they find and give you a written quote. The inspection is free and there's no obligation.
