AC service vs AC deep cleaning: what's the difference?

Many people in Dubai book an "AC service" and assume the whole unit has been cleaned. Others pay for a deep clean when a routine service would have done. The two jobs overlap, but they are not the same, and knowing the difference helps you ask for the right one and check that you got what you paid for.

What a routine AC service covers

A routine service is a check-up and light clean, carried out without taking the unit apart. Its job is to keep a healthy system running well between bigger jobs. A typical visit includes:

  • Removing and washing the filters, or replacing them if they are worn
  • Cleaning the grilles and the outside of the indoor unit
  • Checking that the thermostat and controls work correctly
  • Flushing the condensate drain line so water does not back up or leak
  • Checking operating pressures and temperatures for signs of low refrigerant
  • Inspecting electrical connections, the capacitor and the fan motors
  • Rinsing the outdoor condenser coil and clearing debris from around it
  • Listening for unusual noise or vibration

Because nothing is dismantled, a service is relatively quick and causes little disruption. Its real value is in catching small problems early, before they turn into breakdowns in the middle of summer.

What a deep clean involves

A deep clean goes inside the unit. The technician dismantles the indoor unit, whether it is a wall split, a cassette or a ducted fan coil, to reach the parts a filter clean never touches:

  • Evaporator coil. Cleaned with a suitable coil cleaner and rinsed, removing the compacted dust and slime that build up between the fins.
  • Blower wheel. The curved fan blades collect a sticky layer of dust that cuts airflow and can throw the fan off balance. Cleaning them often makes a noticeable difference to how much air comes out.
  • Drain pan. Standing water and sludge here are a common source of mould and musty smells. The pan is cleaned, treated and checked for rust or cracks.
  • Mould treatment. Any visible growth on the coil, pan, insulation or casing is removed and the surfaces treated.

The unit is then reassembled, tested and checked for leaks. Protective sheeting should be used throughout, because a lot of dirty water comes out. You can see how the process works on our AC deep cleaning page.

When a service is enough

If your system is cooling well, the air smells fresh and the units have had a deep clean within the last year or so, a routine service is usually the right choice. It is also the right choice for regular visits through the year, since nobody needs their units dismantled every few months.

When you need a deep clean

Book a deep clean if you notice any of the following:

  • A musty or damp smell when the AC starts
  • Black spots on the louvres, or visible dirt on the blower when you look up into the unit
  • Reduced airflow even after the filters have been cleaned
  • Water dripping from the indoor unit
  • Rooms taking longer to cool than they used to
  • You have moved into a property and do not know when the units were last cleaned

With Dubai's long cooling season and plenty of fine dust, many homes benefit from a deep clean around once a year, often timed before the hottest months. Homes with pets, heavy cooking or a history of mould may need one more often.

Where ducts fit in

Neither a service nor a deep clean of the indoor unit covers the ductwork itself. If you have a ducted system, the ducts are a separate job on a longer cycle. Cleaning a unit thoroughly and then pushing air through dirty ducts limits the benefit, so it is worth checking both when you move in or after renovation work.

How they fit into a maintenance contract

A well-structured AC maintenance contract combines both. A common pattern is several routine service visits spread through the year, with one of them upgraded to a deep clean. Busy commercial sites, or homes with known problems, may include more.

When comparing contracts, check exactly which visits are services and which are deep cleans. "Four visits a year" can mean very different amounts of work depending on what happens at each one, so ask for the checklist in writing.

The simple way to think about it: a service keeps a healthy system healthy, while a deep clean restores one that has built up dirt inside. Most Dubai homes need regular services plus an annual deep clean, and if you are not sure which your units need right now, airnuvia offers a free inspection before any work is booked.

Not sure what your system needs?

A technician will inspect your AC units and ducts, show you what they find and give you a written quote. The inspection is free and there's no obligation.
