How often should AC ducts be cleaned in Dubai?

Ask ten people how often AC ducts should be cleaned and you will get ten different answers. The honest answer is that it depends on the building, the people in it and what has happened since the last clean. Still, there are sensible starting points, and there are clear signs that a clean is due whatever the calendar says.

A sensible starting point

For a typical apartment or villa in Dubai with no particular problems, many households find that a duct clean every two to three years keeps things in good order. Filters are a different matter. They need checking far more often, usually every few weeks in summer, because they catch most of the dust before it reaches the ducts.

Commercial spaces are usually on a shorter cycle. Offices, clinics, restaurants, gyms and shops move more air for longer hours and have more people coming and going, so an annual inspection, with cleaning when it is needed, is a more realistic baseline.

From there, adjust the interval up or down using the factors below.

What shortens the interval

Sand and fine dust

Dubai's fine desert dust gets everywhere, especially during windy spells and sandstorms. Some of it gets past the filters, settles inside the ducts and gradually builds up along the supply and return runs. Properties near construction sites, open land or busy roads tend to collect more, as do homes where windows and balcony doors are often left open.

Renovation work

Sanding, drilling, tile cutting and plastering produce a lot of very fine debris. If the AC ran during the works, or the vents were not sealed off, assume dust has travelled into the system. A duct clean after significant renovation is one of the most worthwhile times to book one, ideally before the furniture goes back in.

Pets

Pet hair and dander are drawn into return grilles and can mat together with dust inside the ductwork. Homes with cats or dogs, particularly long-haired breeds, often benefit from cleaning at the shorter end of the range, along with more frequent filter changes.

Allergies and sensitive lungs

If someone in the household has asthma, allergies or a weakened immune system, cleaner ducts are a reasonable priority. Duct cleaning is not a medical treatment, but reducing the dust your AC recirculates is a sensible step. Where there is any sign of mould, pairing the clean with bio disinfection treats the surfaces rather than just removing loose dirt.

Villa or apartment?

Villas usually have longer duct runs, more outlets and, often, ducts running through hot roof spaces, where condensation can form if the insulation is damaged. They also tend to have more doors opening to the outside and more dust blowing in from gardens.

Apartments typically have shorter runs, but in older towers the ductwork may not have been cleaned for years, and a new tenant has no way of knowing its history. If you have just moved in, an inspection is a good idea whatever the type of property.

Commercial occupancy

For facility managers, occupancy is the main variable. A busy office floor, a nursery or a restaurant will load the system faster than a lightly used space. Areas near kitchens deserve extra attention, because cooking fumes and grease can find their way into nearby ductwork. Building regular inspections into your maintenance plan, rather than waiting for complaints, makes budgeting and tenant relations easier.

Signs your ducts are due for cleaning

Whatever the schedule says, these signs are worth acting on:

  • Dust around vents. Grey or dark marks on the ceiling around diffusers, or a puff of dust when the AC starts.
  • Dust returning quickly. Surfaces need wiping again within a day or two of cleaning.
  • Musty or stale smells when the system switches on, which can point to mould or trapped moisture.
  • Visible debris inside the grilles or on the first section of duct when a vent cover is removed.
  • Weaker airflow from some outlets, even with clean filters.
  • Allergy symptoms that seem worse indoors than outside.
  • Signs of pests, such as droppings or nesting material near grilles.

What a proper duct clean involves

A thorough job is much more than vacuuming the grilles. A good technician will inspect the ducts first, then use rotary brushes and negative-pressure extraction to loosen and capture the dirt, clean the grilles and diffusers, and check the air handling unit or fan coil unit that feeds the system. Ask for before-and-after photos or footage so you can see what was actually done. You can read more about the process on our AC duct cleaning page.

Keeping ducts cleaner for longer

  • Check and clean or replace filters regularly, more often in summer and after sandstorms.
  • Keep windows and balcony doors closed while the AC is running.
  • Seal the vents and switch off the AC during building or decorating work.
  • Have the indoor units serviced so the coils and drain pans stay clean and dry.

As a rule of thumb, plan on a duct clean every two to three years for a typical home, sooner after renovation or if you have pets, allergies or visible dust around the vents, and have commercial systems inspected at least once a year. If you are not sure where your system stands, airnuvia offers a free inspection so you can decide with the facts in front of you.
